Some of my thoughts on what is driving this phenomena in the Australian commercial property market.
1. Relatively high supply of vacant possession properties offered versus those with income and leases
2. You are generally not competing against pure investors or under auction conditions 3. There is an opportunity for wealth creation via capital growth of the land and income from sub-let tenants
4. You have full control over the fit-out and general presentation of the building 5. Currently low commercial interest rates can offer a cash flow improvement versus making rental payments
6. Asset protection measures are available to separate the free-hold real estate from the risks of the operating business
7. Ability to spread equity impost between business partners
8. Long term security of business operating location
9. Future access to relatively cheap equity for business growth
10. Banks (generally) offer higher LVRs under an owner occupier style acquisition.
